Prepare for Closing
The closing day marks the end of the home-buying process and the beginning of the next adventure. To make sure your closing goes smoothly, you should bring the following items:
- A certified check for closing costs and down payment – if over $10,000 a wire is required. Wiring instructions will be sent from the title company.
- An insurance binder and paid receipt (sent to title) The goal being coming to a “meeting of the minds” and everyone is satisfied with the offer.
- Photo ID’s
- Social security numbers
- Addresses for the past 10 years
Own It
The transfer of the title moves ownership of the property from the seller to you. These to events must occur:
- Delivery of buyers’ funds
This is the check or wire funds provided by your lender in the amount of the loan.
2. Delivery of the deed
A deed is a legal document that transfers ownership of realestate. The deed names the seller and buyer and gives a legal description of the property. It also contains the notarized signature of the seller and witnesses.
At the end of the closing, the deed will be taken and recorded at the county clerk’s office. It will be mailed to you after it is processed.
